THE PROPERTY

Twenty minutes from downtown Fort Worth: over 5,200 square feet, a chef's kitchen built around a Wolf six-burner range, white oak floors, two primary suites, a stocked pond, and land already fenced for horses. A distinctive property in every direction you look, which is precisely what makes one hard to sell.

THE CHALLENGE

Acreage estates are specialty sales. The buyer pool is narrower, the value is harder to comp, and in a market with luxury inventory building, a mispriced estate does not sell slowly. It sits, publicly. The property needed two things most listings never get: a price engineered like an asset, and a launch produced like a film.

THE STRATEGY

Pricing came first, and it came as process: micro comps, timing, appraisal protection, and an honest net sheet with the sellers before anything went public. No figure gets published here, and that is deliberate. Texas is a non-disclosure state, and I treat my clients' numbers like everything else valuable in this market: handed over in person.
